Royalties on a app that is 10% unreal engine minigames?

On Epic’s website it’s clear to see that you charge 5% of gross revenue after the first 3,000$ per calendar quarter for games.
At the moment we are concepting about anApp, thats 50% app-functions (like appointments, communications and others) and 50% minigames.

We are currently considering (depending on the costs) to work with Unreal Engine, for some of the minigames.
This may result in an App which consists for only 10-20% of Unreal Engine games.

At the moment we are not focussing on making a profit, but on making a solid and useful product.
But we are wondering what happens when a big company, for example a healthcare facility or insurance, buys the app for patients.
How does this work with the royalties, since only around 10-20% of the paid product, are Unreal Engine games?

In the EULA, royalties (other than the exemptions) are due on gross revenue for a Product which is defined as follows:

“Product” means any product developed under this Agreement that is made using the Licensed Technology or that combines the Licensed Technology with any other software or content, regardless of how much or little of the Licensed Technology is used.

So under the EULA, it would touch the whole product not just a portion. You may be able to approach the custom licensing team to negotiate a custom license though.
