Proper ue4 material scale on imported geometry

Hello Community and Epic Team,

I’m sure this has been beaten to death already, but none of the answers or topics that I have read haven’t quite stuck.
I’m importing geometry from revit>3ds>ue4.
I have it set so scale is converted to centimeters in 3ds, and seems to be importing into unreal at the proper scale. However when I apply a starter content material to the floor for example it looks much too large.
In 3ds I did a uvw unwrap>select all> flatten mapping. The ‘checker’ pattern in 3ds looked like it was tiling about right.
Question is, what have I don’t wrong in 3ds, with the uv unwrap, that is keeping the material scale from being real world scale?
