Architectural Realtime - the way to go?

Dear All
Being quite new to unreal engine i might have placed this post in the wrong section. Please let me know and i will repost it in an other section.

I am into the architectural business making quite high quality interior renderings. I have refused to use real time engines as the quality was to low to my clients demands. Until i stumbled across this one : Unreal Engine 4 - Interior Apartment - YouTube - now i can see the potential :o)

To ensure that i choose the right direction i would love to get your view on these questions:

1: Most Unreal scenes are lit with exterior lighting ad very few spots. Will Unreal also behave nicely with more than 100 IES lights?

2: Scripting possibilities in Unreal:
2a: Will it be possible to import FBX scenes and the via an custom script to change imported props with unreal props?
2b: Will it be possible to change imported material to unreal material from a library?

3: Will it be possible to work with realworld uvw texture coordinates in unreal?

4: Are there any limitations in how big or polygon heavy a Unreal scene should be?

I really hope some of you can help me on these questions.
