My walls have randomly black edges - 4.10 on mobile

I’m trying to make an archviz scene for mobile and when I import the wall of a house I’ve modeled on 3ds max I got random issues on some edges:

my lightmaps are very simple so I cannot think they are my problem

I’ve already tried many import settings and different values for the lightmaps (however I’m working with 256 for small small walls to 1024 for long walls, but even if I change them they don’t go away)

after many many trials I’ve figured they are called “shadow bleedings” and this video helped me a bit

however I disovered both “too little padding” and “a really great padding” in creating lightmaps work bad, creating this issue! now I’m working with a 0.04 padding (lightmaps made in 3ds max) and it seems working quite good
