Are thouse Lightmap errors?

Hi guys!
I’m learning UE4 for archviz and i’ve encountered some problems trying to render my 1st objects with STATIC option and STATIC lightning. When I change it to movable light and use cascade shadows, I have some control and shadows looks much better, but the bias is not good and setting it to low shows some artifacts. Also when using movable option with the lightning a get white frame on the edges of the door - especilly when trying to tweak the bias.

Obviously on the right you have some settings. During this screenshot i’ve set the mesh lightmap resolution to 1920. I was also checking 512, 1024, 64… ugly results all the time :frowning: The quality was on “production”.
The mesh was build in 3Ds max as was the lightmap. So here is the LMap:

It was based on square, checker texture (with pixel snapping of course) with 64x64 pixels. Handle is in the middle and bottom. Some hindges to the right, rest is the door

I will be greatfull for any kind of help.
