Lighting after build look unrealistic

Hello. I am having problems about the lighting in my main menu level after building it. I’ve set the lighting quality to production and it had no impact. I can’t seem to find any answers that relate closely to this, so I’ll ask myself.

As it shows, the lighting before looks more real than the bottom. It would make my day is someone knew the answer to this question.

Thanks for replying, but my problem is that I don’t use 3DS Max. I Use Maya.
So if you can redirect me to a video with Maya instead, i’d be most gratefull

Yes, I have. It was the Text, as it was made in blender and didn’t have proper UV’s after automatic mapping. Thanks for your support!
