Real time scale not match?

Right now I Working on Real Time Architecture Visualization,

So i create 10’*12’ feet room in 3ds max and export it,but when import it in unreal engine 4 and place it it look like 6’*4’ feet room height of the room match correctly but it dose’t match length and weight…???(I also set my 3ds max system unit setup centimeter…)???
