We are an Tehcnology and Architectural Company. We are looking at designing VR floor plans and rooms using the unreal engine. If bill our clients and collect fees, do we have to pay fees and royalty to you? Is the Unreal Engine considered to be Open Source Software?

Under our Unreal Studio EULA, you will not owe royalties for fees collected for custom work done for clients using the Unreal Engine. The second question really depends on how you're defining open source software, but generally people use that term to describe software that you can freely use and distribute. You can't freely distribute UE4, so it isn't open source in that sense.
